Yes. If you let a property in England, the law requires the fixed electrical installation to be inspected and tested at least every five years, and a satisfactory EICR is how you prove it. You must give a copy of the report to your tenants, provide it to the local authority within seven days if they ask, and put right any item the report flags as needing attention, usually within 28 days. The rule applies to most private tenancies, and if a report recommends a shorter interval than five years you test to that instead. A new tenancy is also a natural point to check the installation is safe and the paperwork is current.
We look after landlords and letting agents right across the northeast, from student lets in Heaton and Sandyford to family homes in Gosforth, the terraces of Felling and Bensham, and rental stock across Sunderland and County Durham. We work around your tenancies to keep disruption low, turn the report around promptly and explain any coded findings in plain English. Where remedial work is needed to reach a satisfactory result we quote one fixed price for your exact job, confirmed before anything starts. NAPIT registered with 26 years of experience, we help landlords stay compliant without the padded quotes or invented extras some firms add on.

Your questions, answered
How often does a landlord EICR need doing?
At least every five years, and at each change of tenancy is good practice. If your last report recommended a shorter interval, you test to that. We can set a reminder so yours never lapses.
What happens if my rental fails the inspection?
We tell you exactly which items caused the unsatisfactory result and quote one fixed price to correct them. You generally have 28 days to complete the work, and we can usually carry it out quickly to keep you compliant.
Do I need a separate EICR for each property?
Yes, each let property needs its own report. If you have several across Newcastle, Gateshead or Sunderland we can plan the visits together to make the process quicker and easier for you.
Ready for electrics done properly?
Free fixed quotes across Rowlands Gill and Tyne & Wear. Certified work, an immaculate finish and a price that doesn't move.
